A business’ decision to sell a property can be motivated
by a number of factors – the need for larger premises, the need to down-size,
relocation, closure of a business, realising capital to reinvest. For property companies and investors,
disposals are part of the strategy to maximise overall returns. Either way, it is important that the disposal process is
managed efficiently. All sellers want
to know that they have realised the best price available in the market and
this can only be achieved if a thorough, targeted marketing campaign is
followed. Using the right agent for the job is also an essential
part of this. All agents should be
able to advise up front, what the expected sale price will be, what needs to
be done to achieve that, what it will cost and how the marketing programme
will be implemented. A good agent will
be able to advise on what extra can be done to ensure properties are
presented in the best way, the market is fully covered and sale proceeds are
maximised through professionally handled negotiations. In some cases, a joint agency approach may be advisable –
one agent taking responsibility for national marketing, for example, with the
other targeting local or regional demand.
What is essential, however, is that the momentum is maintained
throughout the disposal process, during the legal stages and right up until
the sale completes. If you are thinking of selling and would like to discuss a
managed disposal process including a free valuation with no obligation,
please get in contact. |
